Yes, the Vanguard Management Group maintains buildings, grounds, and recreation facilities. However, our success actually has little to do with the management of these. Successful homeowner association management (includes condominium management, condominium management group, townhomes, and all common interest properties) begins and ends with our client residents and our interactions. We hire staff who understands that residents calling with annoyances and problems are often stressed, strained, and angry for other reasons. There is often a fine line or a blur between association-responsible repairs and owner repairs with respect to condominiums, villas, and townhome owners. However, expectations are more demanding for single-family homeowners. Much of the routine maintenance of condos and townhomes are outsourced. Single-family homeowners are tasked with keeping their grass green, their mailboxes clean, their eaves painted, and their driveways free of oil…all the time. Life isn’t easy and we know it. Our team, its managers and support are empathetic. Empathy is an important trait that we look and test for before we hire. It’s what helps our folks wade through the many frustrations that erupt in phone calls and emails. Our on-going training reinforces and fortifies an objective of patience, tolerance, and resolution. We handle the anger, agitation, and attitude professionally so you do not have to. Serving Tampa Bay, Vanguard Management Group is but one of a handful of homeowner association management companies with a 25-year track record. In 1988, we provided condominium management services only. Our first client then remains our oldest client now. A few years later, we expanded by adding HOA management services, followed by mobile-modular home management, cooperatives (co-ops), and 55 plus adult communities. In 1988, when I first offered association and community management services, I had one employee and me. Without my degree and background in accounting, the two of us couldn’t have handled the communities we started with and those that followed. Skip forward twenty-five years. Our personnel has increased to twenty-four with eleven being managers. Furthermore, I understand that we fall into the top 100 management companies with respect to staff and client size. I also understand that there are more than 2500 HOA management companies in the state of Florida.
