How to find a good property evaluator who can evaluate a small property for sale?

When you’ve made the decision to move house and you have a small property to sell, getting the property valued to determine the right market price is the first step. Alternatively, it may be that you have a small property for sale that you want professionally valued. That’s where finding a good property evaluator comes in but where do you go? It can be even more complicated in the current pandemic too.

What is a property evaluator?


Let’s start with an explanation of who is a property evaluator. Also known as a valuer, they are a professional that will visit a small property for sale, or land, in order to assess the property’s value based on a number of factors, such as location, size, and condition. They are usually instructed by the vendor of the property or a financial lending company in situations where new funding is required on a property, i.e. a re-mortgage.

Other situations where a valuer will be appointed is by buyers when purchasing a property at auction, local authorities to assess council tax or ratings, and by developers when buying land for development.

The property evaluator will visit the small property for sale and will carry out an assessment, often with photographs and plans if available. Their subsequent report will include:

  • The property’s location

  • Site boundaries and exterior measurement of the building or buildings

  • The layout of the rooms, how many rooms, and whether kitchens and bathrooms are in-situ

  • The condition of the property

  • Any structural defects or potential risks

  • The landscaping and grounds

  • Any restrictions or planning applications.
