Advantages of Outsourcing Commercial Real Estate Underwriting

Are you waiting for approval on your mortgage loan application? If yes, you need to know the process of underwriting to know the chances of loan approval. Real estate underwriting is a process to study a borrower’s portfolio and judge their creditworthiness for buying a home. In other words, it is a process where a lender evaluates a candidate’s mortgage loan request. That is the stage where they decide to approve, suspend and deny the mortgage loan requests.

Real estate underwriting is a crucial part of the loan approval process as it analyses a borrower’s finances to determine the value of a deal and find out the risk involved in it. Underwriting is important because this helps lenders find out the borrower’s financial profile and know about their loan criteria. This includes going through all the paperwork, validating all the personal and financial data and then taking the decision. Without the underwriting stage, the whole process is under the risk stage. In the worst-case scenario, mortgage lenders could be facing a huge number of defaults, foreclosures and fraudulent losses when they do not follow underwriting.

Mortgage lenders review all mortgage loan applications thoroughly from production to post-closing. They often need a skilled team for completing tasks and compliance that require a special skill set. Without a proper skillset, lenders find it difficult to optimize their business, mitigate risk and find the actual financial situation of the applicant. This takes a few steps to cover including setting up loan documents.

Underwriting Requires Document Verification

Commercial real estate underwriting does not necessarily have pre-underwriting. Most underwriters spend their time setting up the loan with the following necessary documentation, reviewing assets, and credit history and calculating essential financial numbers for appraisals. Also, mortgage loan documents may also need to run through a compliance checklist and data validations performed prior to underwriting. The results from this stage are then sent to the lender for the final decision. Essentially, this stage is managed by an underwriter who acts as a final gatekeeper for mortgage approval. The underwriter’s job is to make sure the lender finds peace of mind with the approval of documents.
