How Do I Choose the Best Roof Type for My Home?

The decision about which type of roof will work best for your home, whether you are replacing your old one or building a new one depends on what you are looking for in your home. Here are some tips when choosing a roof type based on your style, budget, and functionality.


1. The cost is more than the installation


It is important to consider several factors when it comes to roofing costs: the cost of the roofing materials, the installation process, the removal of any existing roofing materials, the durability of your roofing materials, and how much your roof will need to be maintained. Despite their upfront cost, asphalt shingles are not the strongest material, and they typically won’t last more than 25 years. When it comes to long-term durability, they aren’t the best choice.


A slate roof can command an upscale price, but you might feel better about it considering its durability and resistance to weather and insects. You will have to spend a lot of money on the installation, but it will last up to 100 years.


A third of the cost can be saved by purchasing a roof made from recycled rubber or plastic, which looks like slate tiles but is more cost-effective. Other options are also available if the cost is too high for the roof you want. Unlike slate, metal roofs are more affordable, look more sophisticated, and require less maintenance. They can last for 50 years or more.


2. Consider the climate in your area  


In addition to the climate, what sort of materials you need to use depends on how much wind, rain, and snow you receive in your area. A roof in a dry, mild climate is much more likely to last longer than one in an area that gets significant rain, wind, and snow.


There are several types of roofing materials that can expand and contract depending on the weather. Generally, shingles, rubber, metal, and some types of ceramic tiles are suitable for homes in areas where the temperature fluctuates widely between summer and winter.


3. Check the building codes where you live


In the case of a fire code requirement, building materials such as wood shingles would automatically be forbidden. Check your local fire codes before looking at roofing materials. Many local fire codes require fireproof building materials.


Several roofing materials are classified as Class A, such as concrete tiles, clay tiles, metal, and asphalt shingles. Asphalt shingles are a popular roofing material because they are very affordable and have the highest fire resistance rating.


4. Look for a warranty  


Whenever a natural disaster damages your roof, you will want to ensure you have got a warranty. Most warranties won’t cover the cost of repairing or replacing it if it has been damaged by hurricanes, heavy hailstorms, or other extreme weather events. If your need for new roofing materials fails, however, your warranty should provide you with some security. Your warranty should also cover the cost of installing a new roof, or at least the cost of replacing your old roofing materials.
