I cannot emphasize enough how bad the weather is going to impact our area in the next week if the forecast remains as predicted. Many of you will have frozen/bursts water lines that will cause major damage to your residence. In many cases, it’s unavoidable, on the other hand some cases are. Here are some tips that might can help you:

1. Disconnect your hoses

2. Cover your outside hydrants. 

3. Crawl space vents should be closed or covered with foam cutouts

4. Crawl space doors should be closed and air tight

5. Open cabinet doors on outside fixtures.

6. Vulnerable fixtures near freeze points/outside walls may need to be ran at a small stream/ Note: the drain can freeze shut, so this has to be monitored closely to prevent a back up causing flood damage.

7. Garage doors should remain shut while temperatures are below freezing.

8. Do you have a bathroom over a garage or next to a walk out attic? Many homes in Sage Meadows and Ridge Point will have major damage due to baths over the garage and baths with plumbing adjacent to walkout attics.

9. Do you know how to turn your water off? This next week, we will be flooded with calls from clients who are literally being flooded from walls or ceilings, they will be screaming for help on the phone to our dispatcher, what they don’t know, is events like this mean we have dozens by dozens screaming for help. Find your main shut off, or buy a meter wrench, YouTube how to shut your water off.

10. Uncover your water meter from the snow. You kinda know where it is right? Go find it, mark it so we can quickly stop the flooding.

11. Many of you only live in half your house. Keep heat up on the whole thing. Monitor those areas for water flow.

12. If you lose water to a fixture or a section of your house, it means you have a frozen pipe. If it can be thawed out within a few hours of detecting it, damage may be avoided.

13. Attempts to thaw a pipe or heating an area of your structure must be done safely, many times, the cure creates another disaster.

14. Please know your plumber does not wish these events upon even our worst enemy, busted pipes are not in most family budgets, our schedule is hard to manage in normal times, this event may set us back for weeks.

15. Please know if we unfortunately have to send a tech to your home, keep in mind that he does care, you have a plumbing problem so know that he is part of the solution, not the problem. Keep in mind that he may be cold, wet and weary from long hours of doing work that few have the smarts or determination to accomplish. Be grateful and kind, it goes so much further than being hateful with those who come to your rescue.
