How to start your office cleaning franchise

Commercial cleaning franchises clean offices, retail stores, restaurants and other businesses in a variety of industries. Opening a cleaning franchise often means that you will be handling employees who clean for you and do some cleaning yourself. The biggest attraction of cleaning franchises is that the franchisor usually sells you new accounts and the business does not require sales skills from the franchisee. Cleaning franchise owners need to have some driving skills and be willing to get dirty if necessary, but they can expect to open their franchise with as little as a few thousand dollars.

Research the franchisor that offers franchises in your area. There are dozens of opportunities available today. The biggest names in the cleaning trade are: Check with these franchisors to see if they have available franchises where you live.

Go to the franchise office for a presentation. Choose a few franchisors to interview and make an appointment at the office. These should be able to give you a small overview of the business, as well as some sales brochures to review. Before leaving the office make sure you get a franchise disclosure document. You may have to fill out an application to get this information.

Review the franchise disclosure document. A franchise disclosure document is a legal document that every franchisor must give to franchisees. The document follows a format outlined by the federal commission of commerce. Each FDD contains 23 articles that must be disclosed to franchisors, as well as a copy of the agreement and addenda of the attached franchise. Read all the documentation for yourself and take a copy to a lawyer to review.

Attend discovery day. Most or all franchisors use a day of discovery to educate their prospects about the daily operations of the franchise. These meetings allow potential franchisees to ask questions about franchise operations and learn more about the details of the business.

Sign the franchise agreement and pay the fees. Once you are comfortable with the franchise agreement and understand the history and facts of it as explained in the FDD, create another appointment with the franchisor to sign the agreements. During this meeting, you will need to pay your first installment.

Some cleaning franchisors offer to finance a portion of the franchise fee for new franchisees, so you would also have to sign a promissory note. Once you have completed all your documents, you must schedule a day for your training, so you can open your new franchise and start working.
