A turnkey project, or also known in English as a 'turnkey project', in construction is that contract that is agreed with a construction company or contractor so that they are responsible for carrying out all or the vast majority of the process of a work. In other words, from the signing of the agreement to the delivery, the construction company is in charge of everything. Including administrative procedures.

As we said, in principle the contractor is in charge of everything, but there are also cases in which he does not have the capacity to carry out the entire production process and subcontracts some services to other professionals or companies. Of course, he is still responsible for the project.

Removing these exceptions, mainly the obligations of the contractor or company in a turnkey project are:

·       Design of the work.

·       Execution of the work and its supervision or technical direction.

·       Implementation of all the technological elements and patents to be able to execute the project.

·       Provide the contracting party with the operating and maintenance manuals for the space.

·       Delivery of the work on the agreed date.

For its part, the obligations of the contracting party are:

·       Allow contractor access to the work site.

·       Provide the necessary documentation to obtain permits and licenses.

·       Pay the contract price.

·       (Optional) Collaborate in making decisions such as when choosing the design, some materials, etc.

Advantages of the turnkey project

Carrying out a turnkey contract has more advantages than disadvantages. So let's list the main benefits of turnkey.

·       Single and agreed price: That is, without surprises. The price of the work is set by both parties and allows knowing the cost before starting the work. This avoids extra expenses.

·       Defined delivery date: Before starting the project, the contractor will define a calendar with the date of all phases. In this way, you will know when your home, premises or warehouse will be finished.

·       Speed ​​and time: By hiring a single company for the entire project, it will have everything necessary to develop it without the need to negotiate with anyone else. Especially in the process of procedures and licenses.

·       Project control: By having a single construction company, it is responsible for both the design and execution of the work. Therefore, you will avoid the typical "design errors" that only delay and make the work more expensive.
