Buyer’s Domain’s Updates on 3 Key Inner West Infrastructure Projects

Home buyers and property investors looking to purchase property in the Inner West of Sydney should be up to date with major infrastructure projects affecting the area. Good buyers’ agents will be able to inform their clients about important infrastructure upgrades and significant planning decisions which could have an impact upon the property they are buying. Sometimes the changes will have a positive impact on a property but there is a risk that any changes could impact negatively through increased traffic volumes, higher noise levels, loss of light and loss of amenities for example. As leading Inner West buyers’ agents, here are key updates on 3 major infrastructure projects impacting the Inner West right now:


  1. Sydney Metro Progress & Updates

Metro West Project: The current plans for the Metro West include a Metro line running from Hunter Street in Sydney’s CBD through Five Dock in Sydney’s Inner West all the way to Westmead in Sydney’s West. Construction commenced in 2020 and the line is due to open in 2030. This will be an underground railway connecting the Greater Parramatta area with the CBD via the Inner West.


The Government website states,


“This once-in-a-century infrastructure investment will transform Sydney for generations to come, doubling rail capacity between the two CBDs, linking new communities to rail services, and supporting employment growth and housing supply. The project is expected to create about 10,000 direct and 70,000 indirect jobs during construction.”

In 2023 tunneling began between Westmead and Hunter Street in Sydney’s CBD. The construction of Sydney Olympic Park Station, Hunter Street, Pyrmont, The Bays, and Parramatta Station is estimated to commence in 2025 with completion due in 2028. Construction of the Five Dock and Burwood North stations has already commenced.

However, in August 2023, The NSW Government announced it would review the project, citing that expenses have blown out, and the project is more than 60% over budget. The Premier has refused to rule out canceling the project altogether. Further announcements are expected.


City and Southwest Projects:

Chatswood to Sydenham line: Tunnelling for this section of the Metro project was completed in 2020. Track laying is also complete, and the next stage of the project is building the underground stations. The stations to be delivered are at Crows Nest, Victoria Cross (North Sydney), Barangaroo, Martin Place, Pitt Street, and Waterloo, along with new underground platforms at Central Station. These Metro stations are scheduled to open in 2024.


Sydenham to Bankstown line: In August 2023, the NSW government committed to upgrading and converting the T3 Bankstown Line to Metro standards. This announcement came following findings in an independent review released in June 2023. The T3 will likely be shut down for 12 months commencing in the 2nd half of 2024 to accommodate the upgrades. By moving the Bankstown Line to a stand-alone metro system, a major bottleneck will be removed, improving the commute right across Sydney.


Western Sydney Airport: Tunnelling has broken through to the Airport Terminal metro station site as of July 2023. This is the first tunnel breakthrough for the Sydney Metro – Western Sydney Project. The Terminal Station is 25 meters deep. The Western Sydney Airport is due to open in 2026.


2. WestConnex Progress & Updates

The M4 East, the M8 Motorway and the M4 and M8 extensions linking the M4 at Haberfield with the M8 at St Peter's are now open. The remainder of WestConnex to be completed includes the M4-M5 connections to the Anzac and Iron Cove bridges via the Rozelle Interchange in the Inner West. The WestConnex is due for completion in 2023.


Most of the Rozelle interchange is being built underground and the space above will be occupied by a 10-hectare regional park. The Rozelle Parklands has been identified as a selling point for years for real estate agents in the Inner West areas of Lilyfield and Rozelle. The recent years of disruption and construction have made it difficult to visualize a future landscape of green space however, with funding secured from the NSW Government for parklands, Inner West residents can begin to envision peaceful parklands as early as 2024.


The completed WestConnex Rozelle Interchange will feature an overpass at The Crescent between Rozelle and Annandale. The overpass will include vehicle lanes as well as pedestrian and cycle lanes which will be lined with trees and planted foliage. The upgrades to the intersection will focus on widening footpaths where possible, including a bus bay, and accommodating additional capacity for pedestrians.


3. Western Harbour Tunnel Progress & Updates

One of the aims of the Western Harbour Tunnel is to take pressure off the Sydney Harbour Bridge, Sydney Harbour Tunnel, Anzac Bridge, and the Western Distributor. Stage 2 early works commenced on the Western Harbour Tunnel in May 2023. The Inner West is set to be a major recipient of the reduced congestion.


Works will take place in North Sydney, Cammeray, Waverton, Birchgrove, Balmain, Rozelle, Lilyfield, and Sydney Harbour. The current works include site investigations and preparation for tunneling and main works in late 2023. Tunneling works have already commenced in Rozelle and will continue under Balmain and toward Birchgrove in 2024.
